Getting mold out of a window air conditioner
The smell comes from the wet half of the unit. Cleaning the filter doesn't reach it.
Where the mold actually grows
Not on the filter — on the blower wheel, in the drain pan, and on the back of the evaporator coil. That's why wiping the filter never fixes the smell: the source is behind the front panel, in the wet part of the unit.
Why window units in NYC get it
The unit condenses water all summer, sits switched off and damp all winter, and gets stored in a closet or left in the window. Dust plus standing water plus no airflow is exactly what mold needs.
What we do about it
The unit comes out of the window and gets taken apart. Blower wheel, coils, drain pan and housing are cleaned with a coil cleaner and rinsed, then dried and reassembled. Level 3 adds the rear coil, which is where the heaviest buildup sits.
What you get back
The musty smell is gone because the source is gone, not masked. Airflow and cooling improve at the same time — a blocked blower wheel costs you both.
Mold removal is included in Level 2 and Level 3 — there is no separate “mold treatment” upcharge. If the unit turns out to be too far gone to clean, we say so instead of charging you for the attempt.

How do you clean mold out of a window air conditioner?
Properly, the unit has to come out of the window and be opened up. The mold lives on the blower wheel, the drain pan and the back of the evaporator coil, so spraying the filter does nothing. We disassemble the unit, clean coils and blower with a coil cleaner, rinse, dry and reassemble. That's our Level 2 clean; Level 3 adds the rear coil.
Can I just clean the AC myself?
You can rinse the filter yourself, and you should — every few weeks in summer. What you can't easily do is reach the blower wheel and rear coil without taking the unit out of the window and apart, which is the part that actually causes the musty smell.
My AC smells musty as soon as it turns on. Is that mold?
Almost always. A musty or sour smell in the first seconds of cooling means microbial growth in the wet part of the unit. It clears while the unit runs and comes back next time — that pattern is the giveaway.
How often should a window AC be cleaned?
Once a year, ideally at the start of the season. Rinse the filter yourself every few weeks while it's running. If anyone in the apartment has allergies or asthma, or the unit was stored damp over winter, do the deep clean before the first hot week.
Do you clean mini-splits and wall-mount units too?
Yes — cleaning is the bulk of what we do on split systems. We don't touch the sealed refrigerant circuit (that needs EPA 608 certification and we refer those jobs out), but the blower wheel, coils and drain pan on a mini-split are exactly the same job.
How long does it take and do I need to be home?
Under an hour for a Level 1 filter and front-coil clean, 1.5-2 hours for a full disassembly. Someone needs to let us in and the window has to be accessible — we take the unit out and put it back the same visit.
